Challenge
The client decided to reside in their current space while a full renovation was completed on-site. Renovation included removing all building components down to the structural columns/beams and floor slabs while maintaining all utilities and egress paths.
Success
Northstar reviewed the space needs with the client to understand how many workstations and offices were required, then reviewed with the Construction Team to compromise on the exact phasing location. Northstar led the team in identifying a place for the phasing wall that allowed enough space for all staff to occupy the building during construction, maintain two egress stairs and one elevator for staff use, and ensure that all utilities remained in service When tying the two phases together, the team was able to schedule the shutdown where staff and client services would not be affected nor delay any construction activities.
