Challenge
Dentons had determined that downsizing their current location was the ideal solution at the end of the lease term. During design, it was ascertained that the missing wall that needed to be constructed would divide the current lunchroom into non-leased space and leased space. It was also established that the current multipurpose room was underutilized due to the lack of appeal and aesthetics. These renovations were to occur within a fully occupied suite while meeting the negotiated lease dates.
Success
Northstar led the project team, which was composed of the end users, contractor and out-of-town architects, to successfully (1) maintain a fast track design schedule, furniture lead times and proper delivery method, (2) identify the best phasing plan during design, and (3) identify an optimal phasing plan for construction parameters, while simultaneously allowing sufficient space for the end users to conduct regular daily business operations.
