This project was delivered by a developer with a build-to-suit operational lease with the Owner. The developer agreement was based on a project scope that was defined early in the process. During the detailed design process, it was apparent that the project scope and original assumptions did not fully align with the Owner’s equipment infrastructure requirements.
Success
By leading the project team to fully identify the detailed equipment infrastructure requirements, including additional budget requirements, Northstar brought focus to this gap between project scope and equipment infrastructure requirements. This resulted in a revised cost expectation that allowed the Owner to secure funding prior to making major capital commitments.
